Should I buy a house with t-lock shingles? What to look for when purchasing a new home.

In Southern Colorado we still have a lot of homes with t-lock shingles on them. In many cases if you have been in your home for a while, your insurance company will still cover damage to your t-lock roof. In fact in most cases they will pay to replace the entire roof even if there is very little damage to it, because t-lock shingles have been discontinued.

If purchasing a new home with t-lock shingles most insurance companies will not insure the roof in the same way as they would another roof type. They know that the roof will need to be replaced, when an architectural or 3-tab roof could be repaired. In today’s economy with so many homes on the market, this should be a consideration in your decision to purchase a home, but It is not a reason to pass on a home, but it is something to consider.

When purchasing a home it is always a good idea to have it inspected by a certified home inspector, but many of these guys are looking at the integrity of the current system. Many t-lock shingles still have a lot of life left in them and will perform for many more years, that is good to know. However, if there is any later damage to the roof by tree branches, wind or other factors, it is important to understand what your insurance will cover and what it won’t. If I was looking to buy a home today and found the perfect place, but it had t-lock shingles on it, I would be trying to negotiate for a better price, a new roof or at the very least check with my insurance company to get all the details so I didn’t have any surprises later.

There are other shingles which were less popular but will have similar issues, Certainteed’s Hallmark Shangle, this was an interesting shingle, looking at it closely it has tiger stripe like markings. There are many 3-tab shingle colors that have been discontinued even though the shingle themselves are still available. typically the pastel reds and greens that were used widely in the 50′s and 60′s are no longer  available.
