In order to verify the quality and life expectancy of your roof, it is recommended that you get a Roof Certification from a licensed roofer in your area.

A roof certification is a statement of opinion provided by a local,  licensed roofer. The roofing company of choice will visit the property to certify the roof has a certain life expectancy and should be FHA compliant.  In the event that the roof cannot be certified, then it is usually recommended to replace it with like kind and quality. In order to qualify for certification, a roof must first be inspected.

Typically, a roof certification will be requested at the time of a real estate transaction so that the home-buyer knows that the property they are purchasing is in good condition.

First, a thorough roof inspection is carried out to assess the rooftop's current condition and uncover any deficiencies. Typically an inspection starts with an interior inspection and then moves to the outside. Pictures are taken from several angles and vantage points for your records.

In the event that any roof repairs are needed, they must be satisfied before a certification can be issued. Depending on the items in need of repair they can take anywhere from 1 to 3 hours on average or longer. If no repairs are needed, a roof certification can usually be provided the next day or sooner.
